BCC Consultancy acted as specialist Building Regulations and Building Safety advisor for Blocks D and K at Royal Arsenal Riverside, a major mixed-tenure higher-risk development within the wider Royal Arsenal Riverside regeneration programme.
THE PROJECT
663 units on the historic Woolwich Arsenal site
The development comprises 663 residential units and forms a significant component of the wider Royal Arsenal Riverside regeneration. It uses reinforced concrete frame construction with a contemporary envelope of predominantly brick façades, curtain walling and aluminium rainscreen cladding.
Brick slip detailing reflects the industrial heritage of the site, alongside thermally broken projecting balconies and glazed, louvred courtyard elevations that accommodate ventilation for below-ground infrastructure and service areas.
THE CHALLENGE
Complex façade, structural and fire safety considerations
-
High-density development above critical transport infrastructure
-
External walls combining multiple façade systems
-
Glazed and louvred elevations affecting fire and environmental performance
-
Projecting balconies and thermal bridging
-
Complex services, ventilation and below-ground interfaces
